Goods & Services Tax (GST)

  • Not all real estate transactions are subject to GST. The sale and lease of residential properties are exempt, hence no GST is charged.

  • This means that businesses renting residential properties (those approved exclusively for residential purposes by URA) for home offices need not pay GST.

  • Transactions involving all other types of properties are subject to GST e.g. sale and lease of factories, retail shops and offices.

  • You should also be aware that the furniture, furnishings, maintenance and other services bought or leased along with your premises are also subject to GST. This applies to all premises (including residential premises).

  • GST is collected by the Inland Revenue Authority of Singapore (IRAS).

Property Tax

  • All property owners need to pay a property tax, which is a percentage of the annual value of the property.

  • The annual value is the estimated yearly rent that property could have earned if it had been rented out. Since 2001, the tax rate has been 10%.
